Home purchase is one of the largest investments that we can make, and you don’t want any surprises. The electrical installation requirements defined by the code keep you, your family, and your property safe from potential shock and fire hazards.  Before you move into your new home, you will want to ensure that all previous electrical work was inspected and done  in compliance with the Canadian Electrical Code (CEC).

Follow these three steps to avoid surprises when buying a home:

1. CONSIDER GETTING A ELECTRICAL INSPECTION. If you are not sure that the wiring in your new home meets CEC requirements, you can request that the owner arrange for a electrical inspection as part of the terms and conditions of purchase. The electrical inspection is a visual inspection of a residence by an licensed electrician to identify whether any electrical defects that need to be corrected. The existing owner will be responsible for correcting any defects or can negotiate with the potential purchaser to assume responsibility.
2. ASK FOR COPIES OF ESA CERTIFICATES OF INSPECTIONS. It is recommended that you ask the previous owner for copies of “Certificates of Inspection” for any electrical installations/modifications that have been conducted since the original construction of the home. A Certificate of Inspection is a personal record confirming that the electrical installations in the home meet the requirements of the CEC.
3. ASK FOR A RECORD SEARCH. It is recommended that home buyers request a record search on the property they are considering buying to ensure that there are no outstanding work orders related to electrical permits.
